Whom We Serve
Homebuyers / Investors
  • Know the true condition before you commit—structure, finishes, services.
  • Prioritised defects (High / Medium / Low) so you focus on what matters.
  • Negotiation leverage: use the report to renegotiate price, request repairs, or walk away with confidence.
  • New-built punch list: a room-by-room snag list with photos and actions for the developer/contractor.
  • Future cost visibility: practical “what to fix now vs later” guidance to plan your first 90 days of ownership.
  • Re-inspection is available to confirm remedial works were actually done.
Landlords / Tenants
  • Clear move-in snapshot (inventory + condition + cleanliness) to avoid deposit disputes.
  • Move-out comparison showing fair wear & tear vs damage/missing items—supported by dated photos.
  • Faster handovers: documented defects and keys/meters checklist reduces back-and-forth.
  • Maintenance clarity: identify early issues (leaks, damp, unsafe electrics) before they become expensive.
  • Furnished/equipped reporting (appliances, furniture, electronics, cutlery and crockery, bedlinen, etc.) with make/serial where visible.
  • Neutral third party — both sides get the same evidence, in the same format.
Developers
  • Reduced callbacks: comprehensive snagging catches issues before handover and reputational damage.
  • Batch inspections & tracking: consistent checklists across units/blocks with contractor-ready punch lists.
  • Faster close-out: re-inspections verify fixes and support Practical Completion / DLP workflows.
  • Quality benchmarking: recurring defects by trade/package flagged to drive process improvements.
  • Clear evidence pack: annotated photos and locations to eliminate “he said / she said” arguments.
  • Optional drone survey for roofs/façades and hard-to-access areas.
Lenders / Insurers
  • Independent risk visibility beyond valuation—condition, safety, and key maintenance risks.
  • Executive summary + defect priorities designed for quick credit/underwriting review.
  • Consistency: standardised methodology and reporting format across assets and locations.
  • Re-inspections to confirm remedial works prior to drawdown / renewal / claim closure.
  • Optional specialist add-ons (structural/electrical) where heightened risk is identified.
  • Evidence-backed documentation (photos, readings, notes) suitable for audit trails.
Company Leadership
and Expertise
Led by construction expertise you can trust

Verispect is led by Ian Caso

Аn Architectural Designer and Construction Project Manager, and an InterNACHI-certified Home Inspector.

Ian brings hands-on experience across the full project cycle—design coordination, site execution, and quality control—on residential and mixed-use developments.

Our inspection methodology is practical and evidence-led: not just spotting defects, but understanding why they happen, how serious they are, and what it takes to fix them properly.

Each inspection is further supported by RICS-certified team members, ensuring a consistent, internationally aligned approach to condition assessment, reporting, and professional judgement.

Every report is built on construction reality — clear observations, annotated photo evidence, and actionable recommendations.

Packages and Scope
Simple, standard packages — with specialist add-ons when needed. Choose a package based on property type (Apartment / Townhouse / Villa) and level of detail. Every inspection is delivered in our standardised, photo-rich report format with prioritised defects and clear next steps.
Three Scope Levels
  • Basic inspection
A practical, visual condition check covering structure indicators, finishes, wet areas, plumbing, electrical basics and safety items. Ideal for quick pre-purchase or pre-handover decisions.
  • Detailed inspection
A deeper, room-by-room inspection with expanded snagging checks (alignment, plumb/square, tile hollowness, falls to drains, sealants, joinery fit/finish), more testing and more photos. Ideal for new builds, high-value purchases, and risk reduction.
  • Pro Inspection
    (Specialist-supported)
    licensed external specialists:
    1. EPRA-certified electrical engineer (electrical testing and sign-off, where applicable)
    2. EBK-certified structural engineer (structural review and opinion, where applicable)
Best for: premium homes, older properties, properties with visible distress, lender/insurer requirements, or complex services.
Note: Specialist involvement is scope-driven and depends on access, utilities, and inspection conditions.

Snagging & technical due diligence

Customised solutions for corporate clients and complex assets

We also deliver tailored inspection programmes for developers, landlords, lenders, insurers, and portfolio owners, including commercial property inspections and technical due diligence done according to RICS standards.

Typical corporate engagements include:

  1. Batch snagging and re-inspection across multiple units / blocks
  2. Defects Liability Period (DLP) exit inspections and close-out verification
  3. Portfolio condition surveys with consistent scoring and dashboards
  4. Acquisition due diligence: condition risks, remedial priorities, capex planning
  5. Reporting designed for governance: executive summaries, evidence packs, audit trails

Walk & Talk Consultation

A professional opinion — without the full report
Not every property decision needs a full written inspection. Verispect’s Walk & Talk is a verbal, on-site evaluation designed for clients who want professional guidance at a fraction of the cost of a full home inspection, or who are working within a tighter time window.

We walk the property with you and focus on what matters most: visible red flags, likely failure points, workmanship quality, moisture risk, and practical questions you should ask the seller, agent, landlord, or developer. You leave with clear priorities and next steps — and a much better sense of the property’s real condition.

Client Reviews of Inspections
  • Mwangi J.
    homebuyer

"As a first-time homebuyer in Kilimani, I was terrified of falling into the 'renovation trap.' Verispect provided a comprehensive structural and electrical audit that uncovered issues the developer hadn’t mentioned. Their report gave me the leverage I needed to request repairs before closing the deal. Truly professional and worth every shilling for the peace of mind."

  • Sarah O.
    Diaspora Investor

"Investing in Nairobi real estate from abroad is risky, but Verispect has become my eyes and ears on the ground. I’ve used them for three pre-purchase inspections now. Their digital reports are incredibly detailed, with high-quality photos and clear explanations of what is a 'deal-breaker' versus a simple fix. I don’t sign any contract without a Verispect report first."

  • David L.
    Property Owner

"I use Verispect for all my 'Move-In/Move-Out' inspections for my apartments in Westlands. Having a neutral, third-party professional document the exact condition of the unit has completely eliminated disputes over security deposits. It protects me as a landlord and ensures the tenants feel treated fairly. A must-have service for the Nairobi rental market."

  • Heritage Heights Developers

"We engaged Verispect for a quality control audit during the finishing stages of our latest residential project. Their team has a keen eye for snagging — identifying alignment issues, waterproofing gaps, and finishing flaws that our site supervisors missed. It helped us deliver a superior product to our buyers and reduced our post-handover maintenance calls significantly."

  • Premium Shield Insurance Brokers

"Accurate risk assessment is vital for our property insurance underwriting. Verispect provides the technical depth we need to understand the true state of a building’s fire safety systems and structural integrity. Their turn-around time is impressive, and the clarity of their documentation makes our approval process much smoother."

  • Finance Lead, Local SACCO

"Before approving construction loans or mortgages, we require an independent technical valuation. Verispect’s inspection services help us verify that the collateral actually matches the value on paper. Their integrity and attention to detail help us mitigate lending risks in a very volatile market."
